Statutory Regulations & Safety Duties
Energy Performance Certificate (EPC)
All residential rental properties must have a valid EPC prepared by a qualified Energy Assessor. The rating ranges from A (most efficient) to G (least efficient) and remains valid for 10 years. Leeds Accommodation Bureau can arrange an EPC inspection for £90.00 inclusive of VAT.
Gas Safety Regulations
All properties with gas appliances must have an annual Gas Safety Certificate issued by a qualified Gas Safe registered engineer to ensure pipework, boilers, fires, and cookers are safely maintained.
Electrical Safety Equipment Regulations
Landlords must ensure all electrical installations and appliances are safe. Electrical installations must be inspected and tested by a qualified electrician at least once every 5 years (or sooner if recommended by the inspector).
Smoke & Carbon Monoxide Alarm Regulations
Landlords must equip at least one smoke alarm on every storey of the property and a carbon monoxide alarm in any room containing a solid fuel burning appliance. Alarms must be tested and confirmed operational on the first day of the tenancy.
Fire & Furnishing Safety Regulations 1988
All provided upholstered furniture (sofas, mattresses, cushions, etc.) manufactured after 1950 must carry fire-resistant compliance labels. Non-compliant furniture must be removed prior to letting.
Clean & Check-In Procedure
Properties must be clean and tidy at tenant move-in. An Inventory and Schedule of Condition is created at move-in to document property state, reducing end-of-tenancy disputes. Formal adjudication support is included in our Full Management service.
Right to Rent Checks
UK law requires letting agents and landlords to verify that all adult tenants have the legal right to rent residential property in the UK prior to tenancy commencement.
Legionnaires’ Disease Risk Assessment
Landlords must assess water systems for Legionella risk. While domestic properties are generally low risk due to regular water usage, we can arrange a formal risk assessment through an expert upon request.
Tenancy Deposit Protection Schemes
By law, deposits for Assured Shorthold Tenancies must be protected in a government-authorized scheme:
- Custodial Scheme: Free service where the government scheme holds the deposit funds directly.
- Insurance-Based Scheme: The agent/landlord holds the funds in a client account while paying a fee to insure the deposit.
