  • preparing an inventory and a Schedule of Condition together with photographs taken at the property.
  • informing all utility companies including Council Tax Electricity Gas and Water are notified of new tenants.
  • collection of rental payments and ensuring that you receive payment together with a statement of account showing income and expenditure.
  • inspections from time to time of the property are carried out for the purpose of day to day management and where appropriate a report will be forwarded to the property owner.
  • liaising with the property owner and the tenant to deal with and respond to problems and carry out any necessary repairs and maintenance as required. The cost of these repairs will be deducted from the rental income obtained.
  • a final inspection at the end of the tenancy to assess the state and condition of the property. Photographs will be taken if necessary.
  • any claims for damages or breach of tenancy caused by the tenant being notified to the landlord.
  • assistance in resolving disputes. Should we not be able to resolve a dispute then we will refer this dispute to arbitration. If you intend to inspect the property at the end of a tenancy you must ensure that this inspection is carried out the day after the tenants vacate. This will ensure that Leeds Accommodation Bureau can comply with the legal regulations concerning the return of a tenants bond.

  • advice on your responsibility for the payment of the bond to an approved Government Scheme as required under the Housing Act 2004.
